Our Work


Federal Capital Partners employs its capital and skills flexibly, across sectors, project life cycles, and components of project capitalization - wherever value can be created. Our flexibility is best demonstrated through the broad array of transactions we have closed, including: stabilized property purchases, acquisitions of redevelopment properties, investments in both debt and equity positions, and even the purchase of a public company. Our most common role is as an operator - managing acquisitions, dispositions, development, redevelopment and asset management - but we have also worked as an equity capital partner or a senior or mezzanine lender with other respected local real estate companies.

While we approach each investment as a unique opportunity, FCP’s investment strategy is best described as “value investing”. We are conservative, deeply quantitative and focused on achieving our returns without taking disproportionate risks. In each case we ask a simple question: "What do we have to believe in order for this investment to be attractive?" We then test our beliefs through careful analysis and apply our decades of experience to determine where our assumptions could prove to be wrong. Over the years, this approach has proven to be very effective.

Fund Management

FCP Fund I, LP, a $240 million co-mingled real estate private equity fund (which incorporates a REIT structure) was closed in 2008. Fund I is a flexible vehicle, targeted at investments in residential (for sale and for rent), office, retail and industrial assets in the Mid-Atlantic region, with a primary focus on the Washington, DC metro area. Through Fund I, FCP can invest anywhere in a property’s capital structure, from a straight purchase, to equity, preferred equity, and junior and senior debt. Fund I is fully discretionary, with all investment decisions resting with our Investment Committee, comprised of the four Managing Partners.
