FCP AND SCP ANNOUNCE ACHIEVEMENT OF FITWEL 1 STAR RATING IN NEWLY DELIVERED FORTY540 II IN RALEIGH


FCP® and Strategic Capital Partners (SCP) are proud to announce that recently delivered office development, Forty540 II, has achieved the Fitwel® certification making it one of the first suburban Class A buildings in the Triangle region to achieve the designation. The rating is awarded to projects that incorporate a number of evidence-based design and operations strategies that support the physical, mental, and social health of its occupants.

Some key features of Forty540 II that promote the health and wellness of its tenants include:

  • Establishment of an Indoor Air Quality policy and annual Indoor Air Quality testing
  • Regular water quality testing
  • Open and active design stairwells to promote exercise during the work day
  • Outdoor lounge area
  • On-site fitness facility
  • Tobacco and smoke free outdoor areas property-wide
  • Water bottle refilling stations
  • Establishment of a comprehensive Emergency Preparedness Plan including COVID-19 response protocols

Forty540 II is a five-story, 198,535 square foot office building located at 710 Slater Road in Morrisville along the highly visible I-40/I-540 intersection in the RTP/I-40 submarket. Developed by FCP and Strategic Capital Partners (SCP), the building features 41,000 square foot efficient floorplates, prominent building signage opportunities, a fitness center, showers, and internet café. IT management software company, SolarWinds is the first major tenant to join the project.

CBRE|Raleigh’s Brad Corsmeier and Ed Pulliam handle the leasing responsibilities for the development. The team was responsible for bringing Forty540 Phase I of the project to 100 percent leased. CBRE|Raleigh was also recently selected as the property management team for the site, led by Mary Eason and Austin Marx.
