FCP, THIRD AND URBAN UNVEIL NAME, PLAN FOR DOWNTOWN ORLANDO OFFICE BUILDING


With the renovation of the four-story office building at 150 N. Orange Avenue, Third & Urban and FCP℠ are bringing something truly distinct, and currently missing, to the Downtown Orlando, Fla. office market.

The project, called Fulcrum, will transform the 140,991 square-foot building into creative office space with large, dramatic windows, shared tenant spaces and street-level retail. The back alley will be redesigned into a destination with fresh landscaping and a large-scale mural. A nationally recognized artist is creating the mural, with design currently in the planning stages. Third & Urban and FCP are investing more than $4.5 million to improve the building’s exterior, common areas and tenant amenities and provide an unparalleled office experience for existing and future tenants.

With a design by Smith Dalia and Orlando-based Walker Design, Fulcrum’s office space will feature open floor plans with high ceilings, significant natural light and modern workspaces and finishes. The project will be highly amenitized through a dynamic, activated lobby with informal meeting spaces and will support alternative transit options with bike storage and showers.

The ground-floor retail will incorporate multiple food and beverage concepts, with some service retail to support downtown’s growing employee and residential populations. Foundry Commercial is leading the office and retail leasing for Fulcrum and will provide property and construction management services.

Currently in the planning and demolition phase, construction is expected to begin in a few months, with an expected completion in the second quarter of 2020.
